How we compile the numbers, coverage claims, and guidance on this site
Every cost band, turnaround window, "lender-approved" tag, and city coverage claim on HomeAppraisers.ca is derived from a documented process. This page names the sources we use, describes the checks, and points to our editorial standards.

Cost bands
The residential appraisal cost bands we quote reflect three inputs: (1) public fee schedules published by AACI/CRA-designated firms, (2) quote-request telemetry from users of HomeAppraisers.ca, and (3) regional adjustments for rural travel, waterfront, acreage, and complex property types. We publish a range, not a single price, because scope and property complexity drive most of the variance.
Turnaround windows
Turnaround windows describe typical inspection-to-report calendar time for a standard single-family residential appraisal, given normal appraiser availability. Rush service, complex properties, and appointment scheduling can extend the actual timeline.
'Lender-approved' language
When we describe a firm as "lender-approved" we mean the firm appears on at least one publicly available Canadian lender's appraiser roster, or advertises itself as such on its own website. Lender rosters change frequently and vary by lender product; always confirm current eligibility with the specific lender before you engage.
City coverage claims
A firm is listed for a city when it publicly advertises service to that market or appears in a lender roster covering that market. We deduplicate against a firm's stated service radius and remove entries that no longer serve the market on request.
Assessment bodies referenced
Municipal assessments and market-value appraisals are different products with different purposes. Where we compare the two, we point to the relevant provincial assessment authority so readers can verify the source directly.
